New York State Standards of Practice
Every inspection we perform follows the New York State Standards of Practice for Home Inspectors (Title 19 NYCRR Subpart 197-5), which the Department of State sets for every licensed home inspector. The regulation describes them as “a minimum and uniform standard for home inspectors.”
They require the inspector to observe and report on readily accessible, visually observable installed systems and components, and to report any that are deficient, not functioning properly or unsafe. They cover the site, structure, exterior, roof, plumbing, electrical, heating, air conditioning, interior, insulation and ventilation, fireplaces and attics, and they list what falls outside a home inspection. Anything the inspector could not observe must be listed in the report with the reason.
New York's Licensing Law
Home inspectors in New York are licensed by the Department of State under Article 12-B of the Real Property Law.
The law says our duty is to you, the client, requires a written report within five business days of the inspection, and bars us from offering or doing, for an extra fee, any repair or replacement of the systems and components the standards cover in a home we have inspected.

We carry E&O insurance with coverage up to $500,000 to protect our clients. This provides financial protection in the unlikely event that an error or omission occurs during the inspection process.
General Liability Insurance
We maintain general liability insurance with coverage up to $500,000 to cover any accidental property damage that may occur during the inspection. You can request a certificate of insurance at any time.
