Three Woodmeres, and they are not interchangeable
Woodmere is a CENSUS DESIGNATED PLACE, GEOID 3682942, in the 2020 census place-by-county file: unincorporated, with the Town of Hempstead as its government. North Woodmere is a different thing entirely - the state's South Valley Stream recovery plan defines its community as two unincorporated neighborhoods, North Woodmere and Mill Brook (South Valley Stream NYRCR plan, PDF), while Woodmere itself belongs to the separate Five Towns community (Five Towns NYRCR plan). Woodsburgh, GEOID 3682986, is an incorporated village with its own government. The practical consequence of the hamlet's status is single and important: permits, the certificate of occupancy and the violation history for a Woodmere address are held by the Town of Hempstead Building Department. No town source checked here publishes a certificate-of-occupancy search procedure, a fee or a turnaround, so allow time for it.
Five ZIP areas over one census place
The Bureau's ZCTA-to-place relationship file spreads the hamlet's 6,683,714 square metres of land across five ZIP Code Tabulation Areas - 11598 with 52.25 percent, 11581 with 27.22 percent, 11516 with 9.26 percent, 11557 with 7.93 percent and 11559 with 3.34 percent - and records 611,777 square metres of water. A ZIP-level statistic attached to a listing here averages across places with different governments and different mapping.
What the flood layer actually returns
Effective map panel set 36059C applies. Queried as polygons against the census place boundary, the National Flood Hazard Layer returns 67 polygons wholly inside it, of which 63 are mapped at the 0.2-percent annual chance, three as minimal hazard and one as Zone AE; widening to polygons that intersect the boundary brings the total to 90 and the Zone AE count to 13, and those AE polygons do not share a single mapped elevation. Polygon counts are not area, so no share of the hamlet can be stated from them. What can be said is that Zone AE, 0.2-percent Zone X and minimal-hazard Zone X are all mapped within this place, and that of the Zone X polygons returned inside the boundary, all but a handful are the 500-year floodplain rather than minimal hazard. The designation that governs a mortgage is the one at the address, published at the FEMA Map Service Center.
Sewer status, and what the undated sheet can and cannot show
On the county health department's summary of public sewer collection districts, Woodmere appears with Nassau County Department of Public Works as local sewer authority, carries no asterisk marking a collection-only district, and is not on the not-publicly-sewered list; Woodsburgh holds a separate row of its own. Two caveats are permanent. The sheet bears no date and its host returns no last-modified header, so the currency of the list cannot be verified. And membership of a collection district says nothing about whether one parcel was ever tied into the main - an older house can sit in a sewered community with a disused cesspool still buried in the yard. Settle it at the county's address-level sewer lookup. The county's grant program restates the same boundary from the other side: its septic FAQ limits eligibility to applicants served by an existing sanitary septic system or cesspool and not connected to a public or private sewer or located within an existing or proposed sewer district, unless the property meets one of the following exceptions.
A 1950s and 1960s hamlet, mostly detached and mostly owned
Of 5,381 housing units in the 2020-2024 American Community Survey, 1,707 were built in the 1950s and 1,616 in the 1960s - 3,323 of the total from those two decades alone - with 976 dating from 1939 or earlier. The median year built is 1959 and 4,678 units are detached. Of 5,123 occupied units, 4,702 are owner-occupied. The median value is $975,400 and the population estimate is 18,061, with a margin of 1,660. A detached house of that vintage typically carries a panel sized for a smaller electrical load than a modern kitchen draws, and a roof and boiler each on at least a second replacement cycle.
Oil heat in 984 of the occupied units
Fuel oil or kerosene heats 984 of the occupied units. State spill records under the locality string Woodmere total 309 incidents, 279 of them petroleum, and within those 157 are number 2 fuel oil and 135 are sourced to a private dwelling, with 117 rows being both (NYSDEC spill incidents). The state's bulk storage register holds a single record for Woodmere. That near-empty register is not reassurance: it lists regulated commercial and chemical tanks, not residential heating oil tanks. The recovery plan makes the same point qualitatively, noting that residential heating oil tanks presented a risk to human health during Superstorm Sandy. Ask for removal or abandonment paperwork and, where none exists, treat the yard as unresolved.
The 2014 money and what it was for
The Five Towns plan apportioned $6,600,000 to Woodmere out of a community allocation of up to $27,600,000 in Community Development Block Grant-Disaster Recovery funds, and it named two stormwater projects to spend it against: a first phase at $6,000,000 for a hydrologic and hydraulic study and increased capacity in the area of Derby Avenue to Arbuckle Avenue, and a featured second phase at $15,000,000 increasing capacity around Peninsula Boulevard from Howard Avenue to Longacre Avenue. A regional project in the same plan proposed a flood wall at Lawrence High School at $1,600,000. All are 2014 proposals, none confirmed built.
Water supply, wetlands and the station
The state health department's Nassau community water system contacts name no system for Woodmere, so the purveyor is a question for the seller; across the county the department counts 46 public water systems and approximately 500 private wells. State tidal wetland and coastal erosion hazard designations could not be retrieved while this page was researched, and with more than 600,000 square metres of water inside the boundary they deserve a direct query on any waterfront parcel. Woodmere station falls inside the census place on the Far Rockaway branch, fare zone 4, accessibility field FULL (state rail-station dataset).
