Midwood was mainly built up by World War II, City Planning wrote in its 2006 rezoning, with later groups of three- or four-family semi-detached houses over ground-floor garages. Shops concentrate on Coney Island Avenue, Avenue J and Avenue M, the Q train stops at Avenues H, J and M, and landmarked Fiske Terrace–Midwood Park lies just north of Avenue H.

Living space over a row of garages

"Although the area was mainly built up by WWII, small-scale construction continued into the 1980s -- mostly groups of three- or four-family semi-detached houses with ground floor garages." That is the Department of City Planning, in its summary of the 2006 Midwood rezoning, describing about 80 blocks "generally bounded by Avenue H on the north, Ocean Avenue on the east, Avenue P and Kings Highway on the south and Coney Island Avenue on the west." The same document mentions detached houses and mid-rise apartment buildings. This page takes those three in turn, then adds a fourth kind of house that lies north of the rezoning area and is described by the Landmarks Preservation Commission instead.

1. The three- or four-family with garages underneath

The house in that quotation is its own inspection. Living space sits over parked cars, so the ceiling of the garage should be a continuous fire-rated surface and the door into the house should close on its own. The driveway often pitches down toward the garage door, which makes the trench drain at the bottom, and wherever it empties, the most important plumbing fixture on the property. With three or four units we also confirm separate meters, look at each heating plant, and compare the unit count with the certificate of occupancy.

2. The detached or semi-detached house

Detached one-family houses hold 8.8% of the housing units in Brooklyn Community District 14, which covers Flatbush as well as Midwood, according to the Census Bureau's 2024 five-year survey (table B25024). A freestanding house has four exposed walls and a pitched roof, so it needs a different eye than a Brooklyn rowhouse. On pre-war houses we look at the roof covering and the flashing at each valley and dormer, gutters and where the downspouts discharge, the grade against the foundation on all sides, the porch structure, and the driveway's slope toward or away from the garage. Inside, pre-1940 frame houses may still have knob-and-tube wiring in the attic and galvanized water lines in the cellar. The census counts 9.7% of occupied homes in the district as heated with oil, so we check for a tank, above ground or buried, and for the capped fill pipe that a past conversion leaves behind.

3. The apartment in a four- to eight-story building

The same document notes apartment buildings "generally four to eight" stories. Across District 14 as a whole, large buildings hold most of the units: 41.4% are in buildings of 50 or more apartments and 24.9% in buildings of 20 to 49. The census size classes do not map neatly onto City Planning's four-to-eight-story description, but they show how much of this market is apartments. For a co-op or condo purchase we inspect the unit closely, windows, radiators and risers, water pressure, the electrical panel and branch wiring, signs of leaks from above, and then as much of the roof, boiler room and cellar as building staff will show us.

4. The 1900s house in Fiske Terrace or Midwood Park

North of Avenue H the Landmarks Preservation Commission designated the Fiske Terrace-Midwood Park Historic District on March 18, 2008. Its report counts "approximately 250 houses" between Foster Avenue and Avenue H, from the Brighton line to East 19th Street, and says "the overwhelming majority of houses in Fiske Terrace-Midwood Park were constructed and occupied by 1914" (LPC report LP-2208). In a frame house past its hundredth year, expect original wood windows and porches, stone or brick foundations with old mortar, several generations of wiring and plumbing layered over one another. Because the district is landmarked, exterior work generally requires LPC approval, so siding, porch and window findings in a report come with that extra step.

Thinking of adding on? Read the 2006 zoning first

The City Planning Commission approved the rezoning on February 22, 2006 and the City Council adopted it on April 5, 2006. Before it, the existing R6 zoning carried a residential floor area ratio of 2.43 and no height limit. Afterward, the R4-1 district mapped on portions of 26 blocks carries "a maximum perimeter wall height of 21 feet and a maximum building height of 35 feet," while other districts in the plan allow buildings up to 80 feet, an R2 district was proposed for about four lots on Avenue O, and there are pockets of C8-2 commercial zoning.

If a listing advertises "room to expand," an inspection is a good moment to ask an architect what the lot's district now permits, and to have us look at whether the existing foundation and framing show any distress that an added floor would make worse.

An old district, by the census

Community District 14 has 64,783 housing units. 54.9% are in structures built before 1940, 31.5% in structures from 1940 to 1969, and only 13.6% from 1970 onward; 90.3% predate 1980 (table B25034). Lead-based paint was banned for homes in 1978, so nine in ten units here were built while it was still sold. A home inspection is not a lead test, but we do report peeling or chalking paint on old windows and trim so you can decide whether to bring in a specialist.

Gas piping in 2027

Community District 14 belongs to sub-cycle D of the Department of Buildings' Local Law 152 gas piping inspections, with due years of 2027 and 2031. One- and two-family homes are exempt; the three- and four-family garage houses described above are not.

Along the Brighton line

The MTA station file lists Q train stops at Avenue H, Avenue J and Avenue M, with the B and Q both stopping at Newkirk Plaza and at Kings Hwy, which City Planning places at East 16th Street.
