Mold can grow anywhere there's moisture, warmth, and organic material. It often hides behind walls, under flooring, and in attics or crawlspaces where you can't easily see it. Here are the warning signs.
Musty or earthy odors are the most common indicator of hidden mold. If you notice a persistent smell — especially in basements, bathrooms, or near exterior walls — mold may be present even if you can't see it.
Visible discoloration on walls, ceilings, or around windows can indicate mold growth. Mold comes in many colors: black, green, white, gray, or even orange. Any unexplained staining in damp areas should be investigated.
Water damage history is a major risk factor. If the home has experienced flooding, roof leaks, plumbing failures, or chronic condensation, mold growth is likely if the moisture wasn't properly dried within 24-48 hours.
Health symptoms like persistent allergies, respiratory issues, headaches, or fatigue that improve when you leave the building may indicate poor indoor air quality related to mold.
Peeling paint or wallpaper, warped surfaces, and bubbling drywall can all indicate moisture behind the surface — a prime environment for mold growth.
If you notice any of these signs, find and fix the source of the moisture first. A home inspection reports visible moisture, staining and conditions that favor mold, but it does not test for mold. In New York, mold assessment is licensed work under Article 32 of the state Labor Law (NYS Department of Labor), so if testing is warranted, hire a state-licensed mold assessor.
